A Rebirth of a Hotel
Fairfield Inn & Suites located in the warm capital of Santa Fe, New Mexico.
Overview
From 2007–2017 FHG assumed the operations of this Hampton Inn Santa Fe property; this was a #1 performing hotel in the area;
Reason for Rebranding: Our license term was sunsetting and Hampton we were unable to renew. Through FHG’s established relationships we were able to negotiate a Fairfield brand.
What makes this property so significant is the anomaly FHG made convincing Marriott to approve the 2-story property brand-transition. After being denied (it was unheard of for Marriott standards to allow such a property with only 2 floors), they basically said to “show us your stuff” and at that time we’ll consider honoring FHG the Fairfield name for this hotel re-branding. FHG and investors put one step in front of the other, completely closed down the property and completed a $2.5m full-blown exterior/interior renovation. The renovation was a complete overhaul of the hotel, including the exterior architecture and smaller details of the past designs.
The Marriott representatives were so impressed by the renovation, that we were honored the transition to their brand. It was very hard for them to believe that our preservation and design elements and the unchanging of the brand hallmarks wasn’t compromised with Fairfield Inn’s standards.
- FHG built relations with the community and business travelers.
- The 2-storey – 81-room hotel took on the image of a modern and contemporary design while still complimenting the surroundings of its environment.
- The day and night facelift also included the indoor pool area, outdoor patio, and the porte-cochere.
- The Fairfield Inn opened its new doors in January 2018
- 1st year we exceeded $200k; all of the business we lost during the construction, we immediately gained it back; although we lost the Hampton Inn flag were able to ramp up the revenue quickly without the predicted transition period. We were able to meet our historical numbers within the first year of operations.
- The hotel is already outperforming its fair share of revenue within the comp set.
